Task Force Presentation
Background
- Cardinal Hill founded June 24, 1967
- Purchased six acres of land from the McDowell Family
- Clubhouse, 3 pools, 7 tennis courts opened May 30, 1968
- Additional acre (picnic area, volleyball court) purchased from Wexford developers in 1975
- Snack bar constructed in 1992
- Renovation Task Force (RTF) formed in 2006 to address long-term viability of club facilities and infrastructure
- RTF includes CH Board members and member volunteers
- RTF met in 2006-2007 to identify renovation priorities
- RTF interviewed architects, design-build firms
- RTF rejected initial plans because of cost
- RTF commissions new plans from design-build firm Sage Construction
- Met with Fairfax County on zoning, permits, storm water
- Finance Committee develops payment options, meets banks
- Membership approves renovation resolution at 2008 annual meeting
Good News
- Clubhouse is structurally sound
- Plumbing & Electrical meet current code
Tennis hut structurally sound - Snack Bar structurally sound
Bad News
- Facility showing its age – 40 years
- Access difficult for handicapped, elderly, strollers, etc.
- Locker rooms, restrooms not ADA compliant
- Cabana inadequate for large functions such as parties, team banquets
- Lack of shade
- Limited storage spaces
- Swim and Tennis decks splintering, decaying
- Tennis deck does not meet code
- Ceilings in disrepair
- Interior exposed to outside elements, birds, small animals
- Snack bar lacks storage, ventilation
- Tennis hut bathrooms inadequate
- Fencing worn, rusted, sagging
- Exterior lighting poor, difficult to keep up
Renovation Priorities
- Clubhouse, locker rooms, office, entrance, handicap access, storage, cabana
- Swim deck, tennis deck, picnic area, volleyball court
- Tennis hut, restrooms, storage
- Snack bar
- Fencing, gates, security
- Exterior lighting, landscaping
- High dive
- Complete all work during off-season
- Goal – Begin construction in Fall 2008
- Complete project by Opening Day 2009
Next Steps
- RTF will select architect or design-build firm based on interviews, bids
- Projects will be competitively bid
- Renovation updates, including plans, will be posted on club web site
